FHA/HUD Short Sales 
The Department of Housing and Urban Development is the decision maker on FHA loans. HUD's Pre-Foreclosure Sale Program allows a Mortgagor in default to sell his or her home and use the sales proceeds to satisfy the mortgage debt, even if the proceeds are less than the amount owed.

If you have an FHA loan, the short sale process is a little bit different than with a traditional short sale. The approval terms for the short sale are typically provided prior to the review of any offer in the form of an Approval to Participate letter.  As long as an offer meets the guidelines outlined in this letter, it will be approved by the lender.  Below is a link to the guidelines for HUD's Pre-Foreclosure program on FHA loans.
